TRADE: USE of PROPERTY for USE of ACCESS: Both WIN!
We have access from our property to Main street and back, however it is a very narrow pathway 10 to 16 ft; in reality for only one vehicle at a time.
On the other hand, our property to the south of yours has more space that is required at this time.
PROPOSITION:
What if we accommodate each other by exchanging a R/W expansion for a parking space that can be safer and esthetically more appealing?
Where both parties use each other’s surplus to create a better and a safer setting for ALL.
Our property is 60' X 460'
The N end 60' X 60' is the consideration.
The Lumber yard consistently used ours to park or turn.
Our entire property/+ is also now cleared of the overgrowth
and should be easier to work with.
The Property is 60' X 460'
with C4 & RMF Zoning as shown.
This may be modified to suit our needs.
PROPOSAL
To,
Bill Boone, the owner of the adjacent property; North of ours.
The present parking ‘tightness’ can be alleviated by relocating your parking to our property; North East section as shown in exchange for allowing us a R/W through the west portion; 20′ X 80′ approx. of your property
This expansion should allow for a more comfortable and safer experience; entry and departure for all using it.
AND in return you would now have 12 spacious vehicle parking spaces; instead of 10.
This exchange would begin upon a Contract being accepted by both parties based on IMAGE B above.
Each party should create, pay for, use and maintain their respective areas.
Vehicles may drive through and park at their own risk; liability/insurance,… and at no cost or liability to us.
We would gladly enhance the East and West entry edges with pretty flowers, plants,… at our expense; if desired.
This Agreement could be open-ended and in place for as long as both parties benefit and enjoy their respective exchanged allowances.
A one month NOTICE to modify or dissolve this Agreement should be required; unless otherwise stated.
Time is of the essence, as we are planning to leave soon so please let us know what you think and if you accept it then you or I could create the necessary Contract to move forward.
NOTE: Once the Contract is agreed to and signed by us, you can take your time to plan and complete the new parking at your expense by October of this year and also use the present parking spaces until we return.

A buy one C4 Lot section 60′ x 60′ for $30,000 still allowing us to maintain the R/W as above or
B buy the entire property for $200,000 / OBO.
